Our tariff model is very simple: we have a standard tariff, for which a 20% deposit is due on booking and the balance is paid directly on site on arrival. This rate can be canceled free of charge up to 30 days before the start of the trip, up to 14 days before the start of the trip the 20% deposit will be charged as a cancellation fee, after that or in the event of no-show the full amount will be due.
With our pre-payment rate, you pay the full travel price when booking. This rate cannot be canceled, but you will receive a 10% discount on the full accommodation price.

Please understand that we cannot accept any responsibility for the general risks of life and that a binding booking incurs costs. We have very generous cancellation conditions for the standard rate, but unfortunately we cannot offer any refunds beyond this and for our non-cancellable prepayment rate. We recommend that you take out travel cancellation and curtailment insurance. Before booking, please check whether such insurance is included in your credit card, as this is often the case.

No, if our booking system does not show availability, then we are actually fully booked. There are no reserved places for spontaneous travel.

Please pay the balance (incl. city tax) directly at reception when you check in. We accept all cards and cash.

You pay the city tax (only for persons aged 5 and over) directly at check-in on site. It amounts to 1.00 Euro per person / night from 2025

When booking, you can pay by bank transfer, credit card or Paypal.

The balance on site and payments in our restaurant can be made in cash or with all cards.

Well-behaved dogs are welcome guests, but must be booked with us. A maximum of 2 dogs / animals are possible per booking.
They are also allowed on the beach and in the lake. Please keep your dog on a leash in the public areas of Lakeview Resort and dispose of all your dog's droppings immediately. Please note: pets are unfortunately not allowed in the new Premium mobile homes. Pets can be booked on our campsites, vacation apartments and mobile homes Standard.

Unfortunately, we cannot guarantee a 100% placement, but we will do our best to fulfill any requests made at the time of booking. Please understand that we are unable to provide any information about the placement before you call, as this may change before you arrive.

100% Lakeview is not marketing but reality! So far we have not had a single guest who has not been impressed by our unique lake view.

Yes, you have a view of the lake everywhere!

Every year, many families and their children spend their vacation with us and are delighted with our private beach.
We have freshly leveled our beach and made sure that it slopes gently into the water for the first few meters.
Please note, however, that this is a natural body of water and you should not leave your children unsupervised in the water.

Our private beach is located directly in front of the Lakeview Cannobio Camping Resort. Depending on the pitch, apartment or mobile home, it takes less than 30 seconds to 2-3 minutes to walk to the beach.

Lakeview Cannobio is very child and family friendly: we have a playground right next to the restaurant, so you can eat or drink comfortably with us and still have a good view of the children. There is also a playground directly on the Lakeview private beach, on the large sunbathing lawn facing south.

Please understand that the Lakeview private beach is only available to our guests. It is not permitted to bring other people to the private beach.
If, exceptionally, you would like to bring someone with you, please discuss this in advance with reception.
Events, meetings etc. are generally not possible, because the Lakeview private beach is also used by our guests in the evening for a cozy pizza or drink by the lake.

Rental takes place at the reception. We only lend to adults who take responsibility. Life jackets are included free of charge (available in almost all sizes). In your own interest, these should be worn, especially by children!

Our rental motorboat does not require a license, but you must be of legal age to rent and drive it. Please note that driving under the influence of alcohol or drugs is strictly prohibited and may be a criminal offense in Italy. We reserve the right not to hand over the boat to obviously intoxicated persons.

Checkout for apartments and mobile homes is at 10.00 am, for campsites at 11.00 am. Please vacate your unit on time and inform reception of your departure. Please report any damage to reception in good time, or at the latest when checking out.
Check-in & arrival should generally take place between 3 and 6 pm. If you should arrive after 6 pm, please inform us in good time of your expected arrival time. Arrival after 10 p.m. is generally not possible. In exceptional cases, late check-in with key safe is possible for mobile homes and vacation apartments by prior arrangement. You can also arrive a little earlier after consultation with us and spend any waiting time in our restaurant or on our Lakeview private beach.

Unfortunately, this is not possible with us: we rent out all our units with as few vacancies as possible. This is the only way to achieve our very fair prices.
Unfortunately, this makes it impossible to check in in the morning or check out in the afternoon. Of course, you can book the day before and arrive later, or book the following day and depart earlier. However, please always inform us of this.

Each rental unit (mobile homes and vacation apartments) has a parking space for a normal car. This is usually directly next to your booked unit or in the immediate vicinity. Please note that these parking spaces may only be used for parking, it is not possible to stay overnight in vehicles parked there. Please also note that it is not possible to arrive at a booked unit with several vehicles. There are no free alternative parking spaces on the site.
Trailers etc. are not possible in the parking lots.
If you book a camping pitch, your vehicle must also be parked on the pitch. Here too, additional trailers are generally not possible.

The location of Lakeview is wonderful - and special: our pitches are on terraces above the lake, our private beach and sunbathing lawn below these terraces directly on the lake. The driveway to the pitches is a little narrow: it is not a problem for experienced campers, but we cannot estimate the routine of our guests and have therefore introduced a size restriction that should suit every driver. Please understand that this restriction applies to everyone - even very experienced drivers.

Simply order and pay for your rolls and croissants in the restaurant by 6 p.m. the evening before. The next morning they will be ready for you at reception from 8.00 am. Fresh and delicious!

Our restaurant has about 80 indoor and covered outdoor seats and offers breakfast, lunch and dinner at fair prices.
We have a standard menu to which we add one or more typical dishes of the day every day during the season.
Of course you will also find good wines, freshly tapped beer or wheat beer and drinks.

As we want to make a wonderful and above all affordable vacation possible for all guests and especially families, we have come up with a savings option for our restaurant:
You can purchase vouchers for discounted breakfast and dinner in our restaurant up until check-in on site. You buy a certain number of breakfasts or dinners and register for breakfast and/or dinner the day before. This enables us to calculate and plan better, and we pass this price advantage on to you in full!
You will receive the current prices by email a few days before your arrival, please also check your spam mailbox if necessary.
Please purchase vouchers and reserve a table at reception / in the restaurant.

Of course, we also have special offers for children in the restaurant - both at breakfast and on the normal menu. We also have self-designed Lakeview coloring and puzzle books, which you will receive free of charge with your stay in the restaurant.

In our Lakeview Lounge we offer small snacks and fresh cool drinks all day long in a cozy atmosphere and with the best lake view from Tuesday - Sunday from 12-14 o'clock and 17-21 o'clock!

We obtain our tap water from the local network in Cannobio. It meets all the requirements of the European drinking water regulations and is classified as drinking water.

The quickest way to travel from the north is by train to Locarno station, from there by bus to Brissago. From Brissago, take the Italian bus(VCO Trasporti, line 3) to the "Bivio Sant Agata" stop. From there, walk about 100m north directly to Lakeview Cannobio. The same bus line also goes directly to Cannobio and back.

In summer, Cannobio is usually chaotic on market day. The easiest way to reach the market is with our "little train" which picks you up at Lakeview Resort in the morning and brings you back in the late afternoon. Please note that this is a chargeable external service that is available seasonally. Further information and departure times can be found at reception.

In addition to the direct path along the road (approx. 10 minutes), which we do not recommend, there is also an old donkey path that leads - with a few steps - directly through the forest to Cannobio. Here you need about 20 minutes and preferably closed shoes (no hiking boots - but also no bathing shoes). There are also several wider hiking trails to Cannobio, but these lead over the mountain and take about an hour.
