Booking, Rates, Cancellation & Payment
Our pricing model is very simple: we have a standard rate, which requires a 20% deposit at the time of booking, with the balance due upon arrival at the property. This rate can be canceled free of charge up to 30 days before the start of your trip; up to 14 days before the start of your trip, the 20% deposit is charged as a cancellation fee; after that, or in the event of a no-show, the full amount is due.
With our prepayment rate, you pay the full travel price at the time of booking. This rate is non-refundable, but in return you receive a 10% discount on the full accommodation price.
Our standard rate can be canceled. Free of charge up to 30 days before the start of the trip, thereafter the costs are between 20% and 100%. Details

Please understand that we cannot accept any responsibility for the general risks of life and that a binding booking incurs costs. We have very generous cancellation conditions for the standard rate, but unfortunately we cannot offer any refunds beyond this and for our non-cancellable prepayment rate. We recommend that you take out travel cancellation and curtailment insurance. Before booking, please check whether such insurance is included in your credit card, as this is often the case.
Please pay the balance (incl. city tax) directly at reception when you check in. We accept all cards and cash.
You pay the city tax (only for persons aged 5 and over) directly at check-in on site. It amounts to 1.00 euro per person per night.
When booking, you can pay by bank transfer, credit card or PayPal.
The balance on site and payments in our restaurant can be made in cash or with all cards.
Lakeview is special: We are a holiday village right on Lake Maggiore with our own private beach. The view of Lake Maggiore is phenomenal and the path to the water is very short.
Lakeview is located on a hillside, which is typical for the region. Therefore, a few stairs and relatively narrow paths are part of the experience here. Lakeview is not a flat, parcelled-out large-scale campground. We have no kids' disco and no animation. Our focus is on lakeside holidays with fantastic views, special culinary delights, and Italian flair.
Accommodation, Pitch, Placement & Parking
Our mobile homes are very popular with families with children. Whether Standard or Premium is an individual choice and also a matter of budget – although Lakeview offers very affordable prices in all units. In addition, the Type 3 and Type 4 family apartments are also very popular bookings.
The most affordable option is our studio apartments: small, functional, budget-friendly – and perfectly sufficient for most of our guests. Type 2 apartments and, of course, our mobile homes offer a bit more comfort.
Ultimately, it is a matter of personal preference: do you prefer camping (then choose a mobile home) or an apartment on the campground (then choose a holiday apartment). Both are lovely, and both have their fans.
No. You can state a placement request during booking. However, it remains a request; we do not guarantee its fulfillment, and it does not form part of the contract.
The reason is simple: Our very fair prices are only possible because we rent out without vacancies whenever possible, achieving very high occupancy. If we allowed binding bookings for specific numbers, this concept would no longer be viable and prices would automatically rise. Additionally, highly sought-after units – such as detached houses that we rent out as holiday apartments at the price of a standard apartment – would then have to be rented at their actual market value. This would make these specific units significantly more expensive.
With us, you book an apartment, pay the price of an apartment, and with a little luck, you get a semi-detached house or even a detached chalet for the price of an apartment. That is our concept. We find it fair because it allows all our guests a very affordable holiday, and that is why we keep it exactly this way.
Unfortunately, we cannot guarantee a 100% placement, but we will do our best to fulfill any requests made at the time of booking. Please understand that we are unable to provide any information about the placement before you arrive, as this may change before your arrival.

100% Lakeview is not marketing, it's reality! So far we have not had a single guest who wasn't thrilled by our unique lake view.
Yes, you have a view of the lake everywhere!
Each rental unit (mobile homes and vacation apartments) has a parking space for a normal car. This is usually directly next to your booked unit or in the immediate vicinity. Please note that these parking spaces may only be used for parking; it is not possible to stay overnight in vehicles parked there. Please also note that it is not possible to arrive at a booked unit with several vehicles. There are no free alternative parking spaces on the site.
Anhänger etc. sind auf den Parkplätzen nicht möglich.
If you book a camping pitch, your vehicle must also be parked on the pitch. Here too, additional trailers are generally not possible.
Both options are available! You can book bed linens and towels through us, or you can save money by bringing your own. This is a great way to save a little money for your vacation fund.
Camping, Vehicle Sizes & Directions
Lakeview's location is wonderful – and special: our pitches are on terraces above the lake, while our private beach and sunbathing lawn lie below these terraces directly by the lake. The driveway to the pitches is somewhat narrow: it is no problem for experienced campers, but we cannot judge how experienced our guests are and have therefore introduced a size restriction that every driver should be able to manage. Please understand that this restriction applies to everyone – even to very experienced drivers.
Based on our experience over recent years, we have set mandatory maximum sizes to ensure access is manageable for everyone: motorhomes up to 7 m (incl. all attachments), small campers up to 5.5 m, tents up to 3 x 5 m.
Caravans must always be requested in advance via email ([email protected]), as not all of our pitches are suitable for caravans. Caravans may be a maximum of 6 m long including the tow bar. Larger caravans and vehicle combinations over 11 m are generally not possible.
Every guest receives an email with all important information in good time before arrival. With large motorhomes and vehicle combinations, you should definitely take the northern entrance (coming from Switzerland), as this is much easier to navigate. Please drive slowly to us and park in front of the restaurant, where the check-in is also located. There isn't really anything else to keep in mind.
Since not all of our pitches are suitable for caravans, guests with caravans must always enquire via email at [email protected] before booking.
No, if our booking system does not show availability, then we are actually fully booked. There are no reserved places for spontaneous travel.

Dogs, Families & Beach
Well-behaved dogs are welcome guests with us, but must be booked in advance. We charge 8 € per dog per night. Up to 2 animals are possible per booking, more by prior arrangement, provided we have sufficient capacity.
They are also allowed on the beach and in the lake. Please keep your dog on a leash in the public areas of the Lakeview Resort and clean up after your dog immediately. Please note: unfortunately, pets are not allowed in the new Premium mobile homes. Pets can be booked for our camping pitches, holiday apartments and Standard mobile homes.
Basically, all our areas are well-suited for dogs. However, please always observe the leash requirement in public areas, which is mandatory in Italy.
Dogs are not allowed in our Premium mobile homes: these are suitable for allergy sufferers and are therefore pet-free.
We did not make this decision lightly. Many campgrounds exclude pets entirely, especially during high season; we explicitly do not want to do that. However, we want all our guests to feel comfortable – including guests without dogs. That is why we have limited the total number of dogs.
If you would like to visit us with more than two dogs, please write to us: if capacity allows, we will be happy to make it possible.

Lakeview is actually a paradise for families with children. We have children ourselves and have designed much of Lakeview so that the needs of parents are well considered. For example, you can easily keep an eye on the playground by the restaurant – which makes dinner very relaxed. You also have a great view of your children at the beach at all times, both on the playground and while swimming in the lake.
In our restaurant, there are Lakeview coloring and puzzle books, pens, and more. And our campground cat Tigro especially loves children.
The beach is a paradise for children, but it is open water – that should never be forgotten. The lake access is shallow for a long way but then drops off sharply. Especially children who cannot swim confidently should not play in the lake unsupervised – not just here, but anywhere on the lake. And when children play on SUPs or in boats, a life jacket is always a good idea.
Otherwise, there isn't much to keep in mind: we have never seen children on our beach who weren't having the time of their lives. Lake Maggiore is wonderful for families with children!
Please understand that the Lakeview private beach is reserved exclusively for our guests. It is not permitted to bring outside visitors to the private beach.

Veranstaltungen, Treffen etc. sind grundsätzlich nicht möglich, denn der Lakeview Privatstrand wird auch gerne abends von unseren Gästen für eine gemütliche Pizza oder Drink am See genutzt.
Yes. There is no rule prohibiting it, and many guests enjoy the peace and quiet on the beach especially in the evening – with a pizza or a drink by the lake or a midnight swim. Please note that open fires are prohibited on the beach even at night, and all waste must be disposed of in the provided bins even at night.
Lakeview, Lake & Location
Our private beach is located right in front of Lakeview Cannobio Camping Resort. Depending on your pitch, apartment or mobile home, it takes you from less than 30 seconds to 2-3 minutes on foot to reach the beach.
The name Lakeview is indeed our promise and not just marketing. Due to our terraced location, every unit has a very beautiful lake view. That is what makes Lakeview Cannobio special, and that is why the name was found very quickly. If you ask our guests what defines Lakeview, the answer is almost always: the lake view.
From the pitches on the restaurant level and from the mobile homes, you are at the lake in 1–2 minutes. From the upper pitches and the further away apartments, it might take a minute longer. But the path is never long.
Yes. Our private beach offers several hundred meters of lake access. You reach it through a small underpass and remain on the resort grounds. Lake Maggiore is ideal for swimming: in summer, the water often reaches 25–27 degrees, and the water quality is excellent.
Lakeview Cannobio is very child- and family-friendly: we have a playground right next to the restaurant, so you can relax over food or drinks and still keep a good eye on the children. There is also a playground right at the Lakeview private beach, on the large sunbathing lawn towards the south.
We obtain our tap water from the local network in Cannobio. It meets all the requirements of the European drinking water regulations and is classified as drinking water.
Water Sports & Activities
Rental takes place at the reception. We only lend to adults who take responsibility. Life jackets are included free of charge (available in almost all sizes). In your own interest, these should be worn, especially by children!
Our rental motorboat does not require a license, but you must be of legal age to rent and drive it. Please note that driving under the influence of alcohol or drugs is strictly prohibited and may be a criminal offense in Italy. We reserve the right not to hand over the boat to obviously intoxicated persons.
You can rent a motorboat, a pedal boat, kayaks, or SUPs from us. In our water sports school, you can learn SUP, eFoil, and Wingfoil. Of course, you can also bring your own SUP, kayak, or inflatable boat.
For larger boats, we rent out buoys – with your own boat, wakeboarding, water skiing, and all other water sports are then possible.
Lake Maggiore is very well suited for SUP. The lake is often very calm, especially in the mornings, but there are also frequent windless phases with mirror-smooth water in the afternoons. This makes a longer SUP tour easy even for absolute beginners. The same applies to eFoil, kayak, and the like.
For all water sports that depend on the wind, there are times of day that are particularly suitable. Feel free to contact our water sports school: our guides are true experts on wind and weather.
You can rent motorboats (no license required, 40 HP), a pedal boat with an XXL water slide, kayaks, and Starboard professional SUPs from us. We have life jackets in all sizes on site, and we always recommend wearing them – especially when you are out with children.
Arrival, Check-in, Check-out & Stay
Check-out for apartments and mobile homes is at 10:00 AM, for campsites at 11:00 AM. Please vacate your unit on time and inform reception of your departure. Please report any damage to reception in good time, or at the latest when checking out.
Check-in & arrival should generally take place between 3 pm and 6 pm. If you arrive after 6 pm, please let us know your expected arrival time in good time. Arrival after 10 pm is usually not possible; for mobile homes and holiday apartments, a late check-in with a key safe is possible in exceptional cases by arrangement. After consulting with us, you may also be able to arrive a little earlier and spend any waiting time in our restaurant or on our Lakeview private beach.
Unfortunately, this is not possible with us: we rent out all our units with as few vacancies as possible. This is the only way to achieve our very fair prices.
Unfortunately, this makes it impossible to check in in the morning or check out in the afternoon. Of course, you can book the day before and arrive later, or book the following day and depart earlier. However, please always inform us of this.
The quickest way to travel from the north is by train to Locarno station, from there by bus to Brissago. From Brissago, take the Italian bus(VCO Trasporti, line 3) to the "Bivio Sant Agata" stop. From there, walk about 100m north directly to Lakeview Cannobio. The same bus line also goes directly to Cannobio and back.
Cannobio & Excursion Tips from Personal Experience
Im Sommer am Markttag ist in Cannobio meist Verkehrschaos.
We recommend taking the forest trail to Cannobio. If you plan to drive, be sure to leave before 9 a.m. There are several parking lots at the soccer stadium. Please note: on market day, almost all parking spaces in Cannobio are subject to a fee!
In addition to the direct path along the road (approx. 10 minutes), which we do not recommend, there is also an old donkey path that leads - with a few steps - directly through the forest to Cannobio. Here you need about 20 minutes and preferably closed shoes (no hiking boots - but also no bathing shoes). There are also several wider hiking trails to Cannobio, but these lead over the mountain and take about an hour.
The shortest way is along the road. We do not recommend it, even though it only takes about 10 minutes. Via our forest path, an old donkey trail, you need about 20 minutes to Cannobio and from there another 5–10 minutes to the center or the old town. By car, it is about 2 minutes.
Sunday is market day! We recommend not sleeping in too late and getting to the market as early as possible, as that is when the crowds are smallest. Let yourself drift between Italian food, fashion, and leather goods.
Afterward, a stroll through the old town is worthwhile, perhaps with a small lunch or a coffee in one of the many restaurants and cafes. Then walk or drive comfortably back to Lakeview and end the day at our private beach.
The Verzasca Valley and the Maggia Valley in Ticino are a must – both are also very beautiful with children. In the Verzasca Valley, for example, you will find the BoBosco marble run: many wooden marble runs along a hiking trail in impressive nature.
A boat trip is a must, of course, for example to the Borromean Islands or the Brissago Islands. The old towns of Cannobio and Verbania are also well worth seeing, and Ascona and Locarno are also beautiful. The botanical garden of Villa Taranto in Verbania is one of the most beautiful gardens in Europe. And with children, Ondaland, one of the largest water parks in Italy, is a real highlight in summer.
Restaurant & Catering
Simply order and pay for your rolls and croissants in the restaurant by 6:00 PM the evening before. The next morning they will be ready for you at reception from 8:00 AM. Fresh and delicious!
Our restaurant has approximately 80 indoor and covered outdoor seats and offers breakfast, lunch and dinner at fair prices.
We have a standard menu, which we supplement daily during the season with one or more traditional daily specials.
Of course, you will also find good wines, freshly tapped beer or wheat beer and drinks with us.
As we want to make a wonderful and above all affordable vacation possible for all guests and especially families, we have come up with a savings option for our restaurant:
You can purchase vouchers for discounted breakfast and dinner in our restaurant up until check-in on site. You buy a certain number of breakfasts or dinners and register for breakfast and/or dinner the day before. This enables us to calculate and plan better, and we pass this price advantage on to you in full!
You will receive the current prices by email a few days before your arrival; please also check your spam mailbox if necessary.

Of course, our restaurant also has special offers for children – both at breakfast and on the regular menu. In addition, there are our own Lakeview coloring and puzzle books, which you are welcome to receive free of charge in the restaurant during your stay.
In our Lakeview Lounge we serve small snacks from Tuesday to Sunday from 12 to 2 pm and 5 to 9 pm, and fresh, cool drinks all day in a cozy atmosphere with the best lake view!
